In February of 2010, 38 Lakewood Homes were sold. The median home was a 3 bedroom 1.75 bath home that sold for $395,497.00 in 48 days. The average days on the market for a traditional owner/seller was 46 days.  The average days for an REO home was 23, which means if you are looking for a great deal, you need to act fast as buyers are back in the market in a big way. Average price per sq. ft. for foreclosures was $285.59

"Short Sales", which are by far the most difficult and time consuming type of transaction, sold at a slightly LOWER average sale price than both foreclosures and standard sales- the average price per sq. ft. for a short sale property was $280.19. Eight of these were closed in February. Short sales accounted for 20% of sales for the month. They closed in an average of 70 days, which is phenominal when compared to this same time last year..

Owner sales, or traditional sales,  saw 20 closed transactions.
